However, when it comes to apartments, sometimes there are unavoidable maintenance issues. In this blog, we’ll go over what to do if you are having an issue with your apartment, how to submit a maintenance request at the Lofts, and what is considered an ‘emergency’ maintenance request. A Guide to Apartment Maintenance Requests: How and When to Submit
Leaky faucet? Broken dishwasher? Don’t stress. At the Lofts of Columbia, we have our very own maintenance staff that handles all repairs for our tenants. If you’re having a problem with something in your apartment, head to our website to fill out a Maintenance Request form. Submitting a maintenance request at the Lofts is simple. On our website, there’s a ‘maintenance’ tab under ‘Contact’ in our top navigation bar. Click ‘maintenance’, and you’ll be directed to a page with a form you can submit. You’ll give some basic information, like your name, Loft location, and apartment number, in addition to a description of the issue you’re experiencing. You’ll also get to assign your preference to the time of day repairs take place. No surprise visits here! You’ll know exactly when maintenance will be around to work so it doesn’t startle you or interrupt your busy schedule. Maintenance at the Lofts is included in your rent fees, so you won’t be responsible for repair fees. Other housing options for students charge extra fees for maintenance or hire outside help, which results in a longer wait. Most repairs at The Lofts are resolved in 24-48 hours!
What is Considered an ‘Emergency’ and How to Care for Your Loft in Downtown Columbia
At the Lofts of Columbia, we want to give you the best possible experience. We understand that your lease with us may be your first apartment, and we strive to make that transition as smooth as we can. When it comes to maintenance, we know it can be frustrating, and sometimes you may not know what to do. Don’t worry, we’ve got you covered! Your safety and satisfaction are our top priority. Our maintenance staff is hired specifically for our building, which guarantees a shorter wait time for repairs since they only work on the Lofts properties. However, we understand some issues are more urgent than others. So, what’s considered an emergency maintenance request?
Emergency requests include:
- Total loss of power to building or your apartment
- No heat or air-conditioning when temperatures are below 55 degrees or above 80 degrees
- Flooding or water leak of any kind
- For life-threatening emergencies, please call 911.
Fill out the Maintenance Request form and we will contact you as soon as possible. Most maintenance requests are fulfilled within 24-48 hours. For true emergencies or life-threatening situations, call 911 immediately.
For any other issues:
- For all other routine and non-emergency maintenance requests, fill out the Maintenance Request form.
There’s an option at the bottom of the form to check ‘emergency’ or ‘non-emergency’. If your issue fits under the ‘emergency’ category, check emergency. If you’re dealing with something urgent that isn’t listed under ‘emergencies’, still be sure to select ‘non-emergency’ and we’ll get back to you as quickly as we can. Our maintenance team is incredibly diligent and efficient, and your problem should be resolved by the end of the following day at the latest.
